About these terms
These cover the use of this website and the general basis on which we quote for work. The contract for any actual building work is the written quotation and schedule we give you, and where the two differ, that document wins.
Prices and estimates on this site
The cost estimator and every price range published on this website are guides, not quotations. They are built from published 2026 UK build rates and they cannot account for your ground conditions, your access, the state of your existing structure or what you actually choose to specify. No figure on this website is an offer and none of them binds either of us.
A real price comes after we have visited, and it is given to you in writing.
Quotations
Written quotations are valid for 30 days unless stated otherwise. They are based on the scope described in them. If the scope changes, or something is found that could not reasonably have been seen at survey, we will tell you before doing the work, price it, and put the variation in writing for you to agree.
Payments
A deposit of ten percent of the quoted price is payable on acceptance of the quotation. It secures your place in the build programme and covers materials ordered ahead of the start date. The remaining balance is paid in stages tied to defined milestones set out in your quotation, and each stage payment falls due on completion of that stage. We do not ask for the full amount, or any large sum beyond the deposit, before work starts.
Planning and building regulations
Guidance on this site about permitted development, planning permission and building regulations is general information, not a formal planning opinion. Rules change, and how they apply depends on your specific property, its history and its location. We check your particular situation as part of the job. Where certainty matters, we will recommend a lawful development certificate.
Insurance
We are fully insured and we will provide the certificate on request before you commit to anything.

Every photograph on this website is of work carried out by 1989 Homes Ltd and remains our property. Please do not reproduce them elsewhere.
Liability
Nothing in these terms limits our liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited. We are not liable for decisions taken purely on the basis of an indicative figure produced by the website estimator.
