Almost everybody who rings us about a garden room has already looked at what an extra bedroom costs on Rightmove in their street. That is the real comparison, and it is not close.

Moving costs you stamp duty, agent commission at one to nearly two percent plus VAT, conveyancing on both ends, a survey, a mortgage arrangement fee and removals. None of that money buys you anything. It just disappears in the process of getting from one house to another.

A garden room costs you the build and nothing else. You keep the street, the schools, the neighbours and the garden you have spent years on. And you get a room that is actually designed around what you need rather than what the previous owner of some other house happened to want.

Sometimes moving genuinely is the right answer. If your house is fundamentally too small, no outbuilding fixes that, and we will say so.

Built Like A Small House

The shell is similar every time. What changes is the floor, the power and the glazing. Pick one and see what it actually needs.

A garden room is usually cheaper than extending the house and needs no planning application in most gardens. If you want the space attached, compare it with a loft or garage conversion.

Garden Room Questions Answered

Usually not. Outbuildings are generally permitted development if they are single storey, under 2.5 metres high within two metres of a boundary, and cover no more than half the garden. Sleeping in it regularly is what changes the answer, so tell us if that is the plan.

Ours are built like a room, not a shed. Insulated floor, walls and roof, breather membrane, plasterboard and skim inside. That is the difference between something you use in February and something you stop using in October.

Armoured cable in a trench from your consumer unit to a small board in the garden room, tested and certificated. We dig the trench as part of the job rather than leaving you to sort it.

Yes, but it needs planning ahead. Waste has to run to your existing drainage at the right fall, which sometimes means a pump. Decide before we pour the base, not after.

Depends what goes in it. An office is fine on an insulated timber deck over piers. A gym with weights wants a solid slab, or the floor moves every time something gets dropped.
