Development

A lot of single storey rear extensions never need a planning application at all. They fall under permitted development, which is a set of national rules that let you build within defined limits without asking.

The limits cover how far you project from the original rear wall, the height at the eaves and the ridge, how close you build to a boundary, the materials you use and how much of the original garden ends up built on. Flats, listed buildings and conservation areas are treated differently, and so are houses that have already been extended, because the rules measure from the original house rather than from how it stands today.

We check this at the first visit. If you are clearly inside the limits we say so. If you are marginal, we recommend a lawful development certificate, which is your council confirming in writing that what you are building is allowed. It costs a fraction of a full application and it is the document your buyer's solicitor will ask for in ten years time.

What Twelve Weeks
Actually Looks Like

A single storey rear extension, start to finish. Yours will vary, but this is the shape of it and it is what your written programme will be built around.

Set Out And Dig

Marking out, breaking ground, digging the trenches and getting the building inspector out to look at them before anything gets poured.

Foundations And Slab

Concrete in, blockwork up to damp course, drainage run and connected, then the floor slab and insulation.

Walls, Steels And Openings

Brick and block up to plate height, cavity insulated as we go, and the steels in. Where a steel spans the back of the house that opening is formed and propped now, because the roof cannot be loaded until the beam is in.

Roof And Watertight

Roof structure, covering, flashings, fascias and gutters. Windows and doors in. This is the day it stops being a building site and starts being a room.

First Fix

Electrics and plumbing run through the studs, underfloor heating laid if you are having it, then all of it signed off before it is covered over.

Plaster And Second Fix

Boarded, skimmed, floors down, sockets and lights on, radiators hung, then decorating.

07

Wall Down And Snag

The last of the old wall comes out from under the steel near the end, so you keep living in the house until then. Then we walk it with you, write the list and finish it.

Extension Questions Answered

Often not. Most single storey rear extensions on a house fall under permitted development if they stay within the depth and height limits, three metres on a semi or terrace, four on a detached, and single storey at the rear. We check the limits against your plot before we price it, and if it needs an application we say so up front.

A typical single storey rear extension runs eight to twelve weeks from breaking ground to handover. The disruptive part is the first three weeks of groundworks and the week the wall comes out. We give you a written programme so you know which weeks are the bad ones.

That junction is where most extensions fail. We take the flashing up under the existing course rather than sealing over the top of it, and the warm deck is laid so water runs away from the abutment, not into it.

Usually close, rarely exact. Brick from the 1930s has weathered for ninety years and a new one has not. We source the nearest match and where it will look obviously different we suggest a deliberate contrast in cladding instead, which reads as a choice rather than a mistake.

If a public sewer runs through the footprint we need a build over agreement from Severn Trent before we start. If it is a private drain we can usually divert or build over it with the right protection. Either way we find out at survey, not halfway through the dig.
