Best when you need a bedroom. A loft conversion adds a full room with a fixed staircase, and it is the work most likely to be reflected in the valuation because it changes the bedroom count.

Rear Dormer

A flat roof box built out from the back pitch. The most common loft in Nottinghamshire and usually the best value per square metre gained.

Hip To Gable

The sloping end of the roof gets squared off into a vertical gable wall, which turns a cramped triangle into a usable room. Often paired with a rear dormer.

Detached and semi detached houses with a hipped end
Head height
Works with a lower starting ridge than a rooflight loft
Planning
Normally permitted development on a house, not a flat
What you gain
Adds width where the roof used to slope away

Mansard

The rear roof is rebuilt almost vertical with a shallow top. The biggest gain of the four and the most work, because it is effectively a new storey.

Terraces and town houses, especially where a dormer is not enough
Head height
Creates head height rather than needing it
Planning
Almost always needs a planning application
What you gain
Close to a full extra floor of usable space

Rooflight

Nothing structural happens to the roof shape. Rooflights, a floor, insulation, stairs and a fire escape route. Cheapest and quickest by a distance.

Permitted development in almost every case

Conversion Questions Answered

Measure from the top of the ceiling joist to the underside of the ridge. Around 2.3 metres and a dormer will work. Around 2.4 and you can do it with rooflights alone. Under about 2.2 and you are looking at a mansard, which rebuilds the rear roof and needs planning. We measure it properly on the first visit.

Always, even when planning is not needed. The floor has to carry a habitable load, the stairs need 2 metres of head height, and there has to be a protected escape route with fire doors off the landing. That is the part cowboys skip and the part that stops you selling.

No, and that is worth thinking about. Once it is insulated, floored and plastered it is a room. If off street parking matters for resale on your street we will tell you before you commit rather than after.

Nearly always. Garage slabs are usually laid lower than the house floor and without a damp proof membrane. We lift or build over it, put the membrane and insulation in, and bring it level with the rest of the house.

The opposite, if it is done properly. You end up with insulation in the new roof rather than a draughty void above the ceiling. What does change is your heating balance, so the system usually needs rebalancing and sometimes a bigger cylinder.
